Lease and Management

Marketing — As with all other areas of your investment property, our approach to advertising focuses on maximising your rental return. As time goes by with your investment, in order to minimize the vacation period of your property and attract potential tenants, we take effective and various  advertising strategy including putting an advertisement of your property on popular real estate websites and local newspapers, as well as placing the advertising board on site if needed.

Tenant Selection Process — One of the most important factors to ensure a successful investment within residential property is not only the experience of the property manager chosen, but also the quality of the tenant chosen by the property manager. After meeting with the prospective tenant, a detailed tenancy application form is then required to be completed. This enables us to perform the many reference, credit and employment checks required to meet all eligibility criteria for the approval of the application.

Accounts and Rentals — We forward your rental monies each month via direct deposit, as well as provide you a statement of all income and expenses. On your behalf, our team also organise the payment of rates and fees. This can often be useful when we provide the End of Financial Year statements as it totals all accounts paid for the financial year, making it easier when preparing your tax return.

Inspections — Our staff will conduct thorough entry and exit inspections of your property at each tenancy changeover to ensure your property maintained in the highest possible condition. Also, routine inspection for your property will be held every six months, including detailed photographs and inspection report generated to you, which can make sure your property is kept cleanliness and tidiness. With all new properties, detailed pre-settlement property inspections are carried out to assess the cosmetic finishes of the property prior to settlement; if any defects are found, we will report to the developer for repairs in a timely manner.

Maintenance — Except in the event of an emergency, your property manager will contact you to obtain approval for any maintenance required at your property. We have a team of experienced tradesmen to attend the maintenance requirements of your property; however, you are also welcome to nominate your preferred tradespeople should you wish.

Sales

Our trusted property sales team analyze market conditions as well as has built relationship with local sales agencies to help you make intelligent investment. When you sell with us you have the expertise of the entire sales team behind you, each individual working hard to sell your property, having your needs as our top priority, setting up customised sales strategies and keeping you updated. We also provide a one-stop resource for helping you sell and liquidate the contents of your home. We provide direct help for home downsizing, home cleanout, de-cluttering and, content liquidation. We do everything we can to help you move and or sell your home.

Project Development

We have a combined professional experience in all aspects of the real estate development, from site selection and initial project feasibility assessments, development team assemblage and project conceptualization through entitlement and construction permit processing. Whatever your specific development service need may be, we are fully prepared to assist owners in
the completion of project evaluations, designs and approvals in preparation for market. We work side-by-side with clients and adapt a capacity to meet individual needs, whether that be through research and analysis, strategic problem solving or comprehensive project management.
